  • Let’s be honest, renting in Nigeria can test your faith. Every December, while others are planning Detty December, your mind is on that text from your landlord: “Good afternoon, just reminding you that rent is due.”

From crazy rent jumps to agents that collect “inspection money” and vanish, housing stress is a national sport. But what if your rent money could actually build your own home?

That’s where the Ministry of Finance Incorporated Real Estate Investment Fund comes in. They’re making home ownership easier for regular Nigerians, both those living in Nigeria and those abroad.

Here’s a step-by-step guide to moving from a chronic renter to owning your own home:

Step 1: Create your MREIF Homebuyer’s account

Visit www.mreif.com.ng and sign up to create your homebuyer profile. This is your first step toward turning rent payments into mortgage payments that build your own equity.

Step 2: Explore verified properties and choose your home

Browse the list of MREIF-certified housing projects across Nigeria. These properties are vetted and backed by MREIF, so you don’t have to worry about incomplete or unreliable developments. Pick the home that fits your budget and lifestyle.

If you cannot find a property on the site that matches what you want, you can also bring a property that you find from any reputable developer and begin the application process.

Step 3: Apply and get pre-approval

Once you’ve selected a property, submit your application through the MREIF portal or visit any of the approved partner banks. You’ll receive pre-approval, giving you clarity on how much you can borrow and helping you plan your purchase confidently.

Step 4: Secure a low-interest mortgage and start paying

MREIF offers mortgages at single-digit interest rates at 9.75%, with flexible repayment options of up to 20 years. Make your initial payment and grab the keys to your new home!

  • When navigating online trading recommendations, it’s easy to come across information that goes against the grain of conventional financial wisdom. Some of these bits of advice are questionable, while others can be straight-up harmful to your financial outcomes.

Octa, a regulated and trusted broker, breaks down some of the worst advice traders can follow and describes potential consequences that can ensue while offering viable counterarguments.

Harmful advice #1: Forget about brokers’ reputation

Imagine a trader who doesn’t care whether their broker is regulated and trusted, focusing solely on short-term financial gains mentioned in ads. This approach can be rooted in the unwillingness to go into too much detail when choosing a broker. After all, the difference between regulated and unregulated brokers often becomes evident only with time. It’s not always possible to spot a difference from the get-go, especially for less experienced traders.

In reality, regulation plays a crucial role in defining brokers’ reliability. Some unregulated brokers may engage in unethical or illegal practices, such as unauthorised trading, churning (excessive trading to generate commissions), or offering fake investment products.

In the long term, a more reasonable approach would be to choose an experienced and globally regulated broker whose trustworthiness has been proven by traders’ reviews. If a broker meets the strict criteria of multiple regulatory bodies from various regions, it is much more likely to be a safer choice for traders.

Harmful advice #2: Withdrawals are always easy, don’t fret about it

It’s only natural for those starting their trading journey to look only one step ahead and focus on achieving financial gains first. After all, tapping into a viable source of supplementary income is one of the main reasons why people start trading in the first place.

It may seem that once traders have reached their financial goals, cashing in their profits should not be a problem. However, this is where things can easily go wrong unless you have carefully chosen your broker based on public information about its withdrawals.

By establishing a transparent, user-friendly transactional mechanism and offering a wide variety of withdrawal options, brokers show a client-oriented approach to business and send a clear message to their clients about their reliability.

To keep abreast with the industry benchmarks, Octa, a globally recognised broker with more than 14 years of experience, offers a fast and efficient withdrawal procedure confirmed by real-life traders’ reviews. All Octa’s fees and conditions are fully disclosed in the broker’s terms and conditions, creating a reliable trading environment.

Harmful advice #3: Don’t pay attention to trading conditions

At first glance, trading conditions offered by a broker may seem a minor detail that is not worthy of consideration. After all, if your strategy is viable and you execute it perfectly time and time again, what can go wrong? But it is worth remembering that in trading, gains and losses are marginal most of the time, and long-term success highly depends on the broker’s fees.

When choosing a financial broker, the more you know, the better. This is especially applicable to trading conditions. Choosing a broker with advantageous conditions, including low spreads, efficient withdrawals, and transparent fees, may not yield immediate gains, but will have a considerable long-term impact on your outcomes.

When starting trading with a broker, always make sure to test their advertised trading conditions before fully committing with your deposits. Only brokers that are fully transparent about their charges are worth your trust. For example, Octa broker’s long and successful track record and lack of hidden fees can be verified through thousands of positive online reviews. However, for any trader, the best way is always to test trading conditions firsthand.

Harmful advice #4: In trading, caution is for the weak

For a new trader, it may seem that risk management tools are only applicable if you deal with extra-fast time frames or place many orders simultaneously. Otherwise, there is no point in wasting your time on insignificant details since a couple of high-risk trades will likely determine your success.

However, it couldn’t be further from the truth. Stop-loss and take-profit orders are a must for any trader, regardless of their style and asset preferences. When traders focus on short-term profits and disregard the strategic aspect of trading, including using risk management tools, they enter the realm of random outcomes, which doesn’t operate in their favour.

Ignoring risk management tools and fully trusting your emotions during the stressful moments of high market volatility is almost like trying to extinguish fire with gasoline. Trading becomes much less stressful and more efficient if you approach it with a cool head and use all the tools at your disposal to navigate sudden bursts of volatility.

    Conclusion

In trading, following the fundamental rules from step one is essential for long-term success. These rules include choosing a reliable broker, since this is the only way to ensure a smooth trading experience overall. By ensuring fast withdrawals and a transparent, clearly communicated fee structure, brokers enable their clients to achieve their financial goals and thus build up their reputation for the long term.

Trading involves risks and may not be suitable for all investors. Use your expertise wisely and evaluate all associated risks before making an investment decision.

  • Creativity is Your Capital: How to Bank on Your Talent Legally

In the digital age, creativity is no longer just a passion, it’s capital. In Nigeria, where music, film, fashion, design, and content creation are booming industries, our artists are sitting on untapped wealth. But there’s a catch: without legal knowledge and protection, your talent is like money under a leaking roof, slowly washing away.

To truly “bank” on your talent, you must treat it as an asset. And just like any valuable asset- land, gold, or company shares, it must be protected, structured, and leveraged wisely.

The Creative Boom in Nigeria and Its Hidden Risks

From Afrobeats dominating global charts to Nollywood’s Netflix invasion, Nigerian creatives are now global exports. Yet, many of these same creatives are locked in disputes over royalties, rights, and revenue. Why? Because contracts are signed without legal advice. Intellectual property is left unregistered. Revenue streams are misunderstood or ignored.

This needs to change. The first step is recognizing your creativity as capital and the next is learning how to protect and monetize that capital.

Start with the Basics: Protect Your Work

The foundation of financial success as a creative is legal protection; and this starts with intellectual property (IP).

Under Nigerian law, your creative output can be protected as:

    • Copyright (for music, film, literary works, software, etc.)
    • Trademarks (for brand names, slogans, logos)
    • Design rights (for fashion, product packaging, digital interfaces)
    • Patents (for inventions or innovative production techniques)

When you protect your work, you create exclusive rights and those rights can make you money.

Revenue Streams Every Creative Should Know

Once your work is protected, it becomes a revenue-generating asset. Here are some ways Nigerian creatives can earn:

    • Licensing: You can allow others to use your work- for example, a song, image, video, script, etc. for a fee. For example, a brand using your track in their ad must pay for a license. Licensing can be exclusive (only one licensee) or non-exclusive (many users).
    • Royalties: If your music plays on radio or is streamed online, you are entitled to royalties. Nigeria has Collective Management Organisations (CMOs) like COSON and Reprographic Rights Organisation of Nigeria (REPRONIG) that manage this, but many creatives don’t register or follow up.
    • Merchandising: Think beyond your music or art- put your brand on t-shirts, mugs, or events. This is especially powerful for artists with strong followings.
    • Digital Distribution: Platforms like YouTube, Audiomack, Boomplay, Spotify, and Apple Music offer income, but you need to register, manage your content, and track your payouts
    • Public Performance Fees: If your work is performed live or used in public (clubs, concerts, malls), you may be entitled to performance fees or royalties.

Don’t Just Sign the Contract – Understand It

Too often, young creatives sign away their future in a rush to “blow.” Some record labels or media houses offer quick fame but take permanent control of your work, name, and profits.

    Before signing any contract:

    • Consult a lawyer who understands entertainment/IP law.
    • Understand ownership clauses- are they buying your rights or licensing them?
    • Watch for vague royalty structures, lifetime commitments, and restrictive terms.

A good contract should protect both parties, not enslave one.

Form Strategic Partnerships, Not Just Deals

Collaborations are powerful. You may need a manager, distributor, lawyer, designer, or promoter but choose wisely. Make sure your roles, percentages, and decision-making rights are clearly stated in writing.

It’s not about finding the “biggest” partner- it’s about finding the right one with the right structure.

    Invest in Legal Literacy

This doesn’t mean you must become a lawyer. But at the very least, understand the value of your rights and what you’re giving up in any deal.

Attend creative business workshops. Follow legal professionals on social media. Read up on IP law (many WIPO and Nigerian copyright guides are free online). Engage your lawyer early- not when there’s a dispute.

Creativity is Global – So Should Your Strategy Be

With the internet, your work doesn’t stop at Lagos or Abuja. Your content can trend in London, Johannesburg, or Los Angeles. That means your protection and monetization strategy must also be global.

    You can:

    • Register your trademarks internationally through cross-jurisdictional platforms like OAPI, ARIPO, under the WIPO Madrid System, etc.
    • Join global digital royalty collection agencies like Distrokid.
    • Seek international licensing or sync deals (e.g., for Netflix, video games, ads).

Final Word: Don’t Just Create — Own and Control

In a world where ideas are currency, your creativity is your capital. Don’t leave it exposed. Don’t give it away cheaply. And don’t rely only on hype and followers.

Register your rights. Read your contracts. Know your worth.

Because talent feeds the dream — but the law protects the bag!
